The share of mortgage loans with low initial payment exceeded 45 percent of total issuance. It is stated in the materials of the company “NDV-real estate Supermarket” (in edition “Tapes.ru”).
Before the year-end figure could rise to 50 percent, says the company. The reason for such dynamics was the desire of a small, mainly regional, banks to prevent customer churn.
“Russian banks from the top 10 are almost no mortgage programs to make home loan with an initial contribution of at least 15 percent, — says Irina Tumanova, head of mortgages and loans NDV. —
In the face of growing rates of some lenders try to meet the customers, mitigating the conditions of mortgage lending. Customer not ready to pay at least 15 percent of the purchase big banks are a priori regarded as default (…) Regional banks (…) can you give [the mortgage] with almost zero down payment, as they still compete with the top ten?”
The share of the most risky housing loans with an initial payment less than one tenth of the price — in recent years has increased the total amount of the issuance and reaches 7 percent, adds Tumanov.
In October 2018, the Bank of Russia increased the risk weighting on mortgages with a down payment less than 20 percent of the cost of the purchased apartment. “These measures are aimed at ensuring sustainable development of the mortgage segment”, — noted in the Central Bank.
