In 2019 the average cost of “square” in capital new buildings may increase by 5-10 percent. More expensive housing will contribute to five key factors, according to the materials of the company “Metrium”, arrived in edition “Tapes.ru”.
According to analysts ‘ estimates, in 2018, a new apartment in Moscow rose by seven percent to 161 thousand rubles per square meter on average (without taking into account the proposals in elite houses). This year “a lot more reasons for rising prices than to reduce them”, they emphasize.
As noted in the provided materials, primarily the cost of housing will be provoked by reform of shared construction on July 1, and runs the project financing mechanism: developers can’t build housing co-funded, so their costs will increase. Therefore, increase the final cost per square meter.
The second factor is the increase in insurance contributions. The government could increase contributions to the Fund for the protection of rights of investors (developers now list it 1.2 percent of the amount of each transaction with the buyer). In this case developers will have to raise the price.
The third reason for the projected growth in housing prices — inflation. “In 2019, increased the value added tax and the excise tax on fuel that will certainly affect the cost of construction”, — the “Historical”.
Finally, the cost of meters, according to experts, will contribute to the devaluation of the ruble and high demand for apartments.
At the end of 2018, the growth in housing prices in the new year predicted more than half of Russians who took part in the relevant thematic survey. The fall in the value of apartments in 2019 expect only 14 percent of the population of the country and to price stability believe 34 percent.
