The format of the townhouses could go back in time in 2019 due to the introduction of the new rules of shared construction. This is stated in the materials of the company “Inkom-real Estate” (at the disposal of edition”.ru”).
According to participants of the market of country housing construction, new regulations will make the towns, which is composed of townhouses, an unprofitable business. This will lead to a noticeable reduction proposals.
“There is a risk that due to amendments in 214-FL [townhouses] will have to put in the “Red book” country real estate (…) willing to bring new projects to a locked building is becoming less”, — said the Director of the Department of suburban real estate company Anton Arkhipov.
According to analysts of “Incom”, the average cost of the sold object on the suburban real estate market will decline for the year in up to ten percent of output to sell a specific amount of cheap land.
“The main problems “fence” in the new year will be the shortage of quality supply and
the underdeveloped mortgages in the segment of housing under construction — added Arkhipov. — Another challenge will be the competition with the municipal buildings (…) I would say that during this time the “fence” may be short of about 20 percent “doubting” clients”.
In the summer of 2018, the company’s analysts investigated the situation with the mortgage on the country market. According to their statistics, Muscovites have become much more active to borrow for the purchase of houses, townhouses and apartments in low-rise buildings. From 2008 to 2018, the share of mortgage purchases of country real estate of these formats has increased 2.5 times.
