For the year, apartment prices in new buildings of the Russian cities with the population from 100 thousand people has increased on average by nine per cent to a level of 55.5 thousand rubles. This is stated in the materials of analysts CYAN (“Ribbon.ru”).
Most notable growth was in Pskov, Saratov and Ulyanovsk — meter in the primary real estate in these cities rose by 21-22%. A significant increase was also noted in Kazan, Ufa and Krasnoyarsk — on 20, 17 and 16 percent, respectively.
“The main reason for rising prices — increase in activity of buyers — note in CYANOGEN. — The increase in mortgage rates (0.8 percentage points per year) and the upcoming legislative changes [introducing the new rules for developers], encourage buyers to adopt a decision on the deal”.
Analysts stress that in all sampled cities most actively bought up apartments costing less than 1.5 million rubles. During the year the volume of supply of apartments has decreased the national average by five percent. In Irkutsk, Veliky Novgorod, Simferopol, Pskov, Saratov, Bataisk and the proposal in this budget has declined by more than 17 percent.
Earlier, Deputy Minister of construction and utilities of the Russian Federation Nikita Stasyshyn said that the transition of developers to new work rules could lead to higher prices for new buildings within five to seven per cent. “There will be no 15-20 percent [of rising prices], if you have a quality projects (…) In a loop construction and a half-two years, the appreciation will not be more than five to seven percent,” — said the Deputy Minister.
