The average house in the suburbs in the secondary market will cost the future owner of 10 million rubles, the country of five million rubles, townhouse at 16 million rubles, and land without a contract (UBP) — in two million rubles. This is stated in the material Agency “INKOM-real Estate”, placed at the disposal “of the Tape.ru”.
Moreover, the actual amount of transactions differ from the prices that are exhibited by sellers. So, most of the cottages have 7.2 million rubles, cottages — for 1.5 million rubles, townhouses for 11.1 million rubles, and UBP — 1.3 million rubles. According to specialists, only 25 percent of the lots have an adequate price, the cost of the other items inflated in the range of 30 percent to several times. In 2019, the demand in this segment fell by 21 percent in annual terms (in 2018, 28%).
About 48 percent of the suggestions at the end of last year amounted to cottages, 38 per cent of UBP, nine percent of suburban homes and five percent — blocked buildings (townhouses and duplexes). The average area exposed to the “secondary” cottage was equal to 281 square meter, townhouse of 200 square meters, Villa — 76 square meters, UBP — 13 acres. The most popular request from clients — this is the home of the meter not more than 150 square meters.
The greatest demand of buyers used real estate, located on Novorizhskoe highway Yegoryevsk (14 percent of transactions each), along the Dmitrovskoe and Leningradskoe directions (eight percent), as well as the Kaluga and the Kiev highway (seven percent). While 18 percent of purchased items are at a distance of 30 kilometers from Moscow, 28 percent from 31 to 60 kilometers, 54 percent of the next 60 kilometers.
