From the beginning of 2020 in Russia has sharply increased the number of troubled mortgage loans secured new apartments. In the whole country borrowers, previously issued mortgages for housing under construction, stopped to pay every 252 credit, whereas at the beginning of the year has not been serviced every 262 the loan. “We are talking about loans, the payment of which banks have ceased to receive more than 90 days ago, so we are talking about financial problems borrowers have faced no later than December of last year, — specified in the study. — The situation in the economy, forced vacations and restrictive measures on the business, which started in March 2020, in our view, compared to July-August will show an even more dramatic rate of failure of borrowers to pay a mortgage.”
According to analysts, for the first quarter of 2020, the volume of overdue mortgage debt in the market of housing under construction grew by 7 per cent against 13 per cent for the whole of 2019. By April 1, the amount of “bad” debts exceeded 6.2 billion rubles.
Experts suggest that a new government program mortgage at 6.5 percent per annum may reduce the share of overdue debt due to growth in lending. It “will delay a possible debt crisis in the mortgage of housing under construction, on the threshold of which we already stand and even opened his door,” pointing in “Debt Advisor”.
Earlier in may it became known that in the first quarter of 2020 about 8 thousand Russians, earlier issued mortgage loans, addressed to the banks with a request to provide mortgage holidays. During the act of such vacation (it came into force in the summer of 2019) the postponement of payments or reduction of payment of creditors asked 24 thousand mortgage borrowers.
