The number of real estate transactions in Moscow will increase dramatically with the beginning of work of real estate agencies with the lifting of the isolation. Boom in home sales predicted to experts interviewed by RIA Novosti.
As noted by market participants in capital accumulated pent-up demand per square metre, many buyers were waiting for the lifting of restrictions to the purchase of flats. This also applies to secondary and primary real estate markets. “The volume of deferred demand is estimated at about 50-60 percent of the average monthly number of transactions, — said the Agency’s managing partner of the company “Metrium” Maria Litinetskaya. — However, there is no guarantee that it is all realized in actual transactions, because during the isolation of the financial situation of the population deteriorated”.
According to the Director of the office of resale Est-a-Tet Yulia Smoke, the level of demand for housing in Moscow will largely depend on how quickly will be updated, and the pricing strategy of sellers. The expert does not exclude that some owners will raise prices in the “secondary”.
While several members of the real estate brokerage community predicts stagnation in the secondary housing market due to the launch of the mortgage at 6.5% for the purchase of apartments in new buildings.
Earlier it was reported that in may the price situation on the market of new buildings of the “old” Moscow (without taking into account the proposals in the new territories) has changed: the apartments have started to become cheaper. The average cost of housing under construction in the capital fell by 2.8 percent, up to 216.9 thousand rubles per square meter. In already ongoing projects monthly prices practically have not changed.
