In may 2020 in Moscow registered a 3.9 thousand navigation rights on the basis of contracts of purchase and sale (barter) of housing. Thus, the number of transactions in the secondary real estate fell by 25 percent for the month and on an annual basis, fell three times. This is stated in the message on the website of the Moscow Department of Rosreestr.
According to authorities, in April the city had concluded 5.2 thousand transactions with “secondary” in may 2019 — 11 thousand transactions. Since the beginning of the current year in Moscow sold to 43,2 thousand units of new housing — 29 percent less than in the same period of 2019 (when was issued 61 thousand transitions right).
“Given the current situation, rights to the apartment were recorded on contracts that were signed a month or two ago, before the start of quarantine measures, it was noted in the examination. — Residents of the capital sought to improve their living conditions by buying a new, more spacious apartment. And partially implemented the pent-up demand due to cheap and affordable options. In contrast to the primary real estate on the purchase of “secondary housing” preferential lending program does not apply, and at current rates of banks, buyers have been slow to take the credit. Sellers, in turn, do not hurry to reduce prices for apartments, occupying either the fence, or even remove its listing from sale.”
In may analysts explained the inevitability of the decline of housing prices in Russia. The fall in the value of apartments will occur on both the primary and secondary markets, according to experts. Its size can reach 30 percent.
