Demand in the secondary residential real estate in Moscow for the period from January to may 2020 was 13 percent higher than in the same period of 2019. Predictions about the collapse of the market of apartments is not true, according to the materials of the “United group real estate companies” (OGRC), arrived in edition “Tapes.ru”.
“The number of requests for the finished property was much higher than in the segment of new buildings, experts say. — Peak demand occurred in February-beginning of March, followed by a slight decline, and in may again began to rise. We waited for the worst scenario. According to our estimates, the demand has not decreased, but increased slightly due to the fact that a certain portion of customers switched from the primary to the secondary market”.
According to the observations of realtors, many buyers of resale properties have changed their approach to selecting features — they have less time to spend on meditation and the search. In addition, the increased demand for apartments has led to the decline in the average size of the discount. “According to our estimates, the size of trades even decreased. If before the crisis it was at the level of 7-10 percent, now it is 3-5 percent”, — stated in the materials.
Experts also noted that the crisis and pandemic “washed” from the market “tourists” — people who just went and watched the apartment, not buying them.
According to previously published information of the Federal state statistics service, in may 2020 in Moscow registered a 3.9 thousand navigation rights on the basis of contracts of purchase and sale (barter) of housing. Thus, the number of transactions in the secondary real estate fell by 25 percent for the month and on an annual basis, fell three times.
